A Real Small-Town Downtown

Smithville still has a walkable Main Street with local shops and restaurants. The city has invested in streetscape and infrastructure upgrades downtown. It also partnered with the local Main Street District and Chamber on a Missouri Main Street revitalization program.

That matters for home values. A downtown with a pulse gives a town an identity. Identity is what keeps buyers coming back.

A Straight Shot to Kansas City

US 169 runs right through town. Downtown Kansas City is about 20 miles south. In normal traffic, that is roughly a 30-minute drive. KCI Airport is also a short drive west.

You get small-town living without giving up your job, your airport, or your Chiefs games.

Growth That Is Still in the Early Innings

The city reported a population of about 10,800 in 2019, after growing more than 50% in a single decade. And 2026 has been busy at City Hall:

  • A cost-share agreement with MoDOT for US 169 and Richardson Street improvements

  • A redevelopment agreement for The Shops at Smithville

  • Site plan approval for new retail along 169

  • A 155-acre employment and commercial project along 169 moving through rezoning

Here is my developer take. Infrastructure and retail follow rooftops. When a city starts signing road cost-share deals and redevelopment agreements, it is telling you where it expects growth to go. I built subdivisions for years. This is the stage where early buyers tend to look smart later.

Smithville MO Real Estate Market: What the Numbers Say

Let's get to the data. According to Redfin, the median sale price in Smithville was about $372,000 for the three months ending May 2026. That was up 5.5% from the year before.

But look at the other side. Homes averaged 30 days on market, compared to 18 days a year earlier. Sales volume was up too, with 58 homes sold in May versus 44 the year before.

So what does that tell us?

  • Prices are still climbing, but not at a sprint

  • Buyers are taking more time and negotiating more

  • Well-priced homes still sell, while overpriced homes sit

Median price per square foot actually dipped year over year while the median price rose. One way to read that: more of what is selling is larger, newer product. Either way, this is a market that rewards correct pricing and punishes wishful pricing.

What Kind of Homes You Will Find in Smithville

Smithville has a wider mix of housing than most people expect. Here is the quick breakdown:

  • Older ranches near the original town center. Many date to the 1950s and 1960s. Great bones, often great lots, and usually ready for updates.

  • Newer subdivisions near US 169 and DD Highway. Many are HOA communities with modern floor plans.

  • Lake-view and lake-access homes. These sit near the coves and inlets around Smithville Lake.

Smithville Lake Homes for Sale: Know What You Are Buying

This is the section most agents skip. It is also the one that saves buyers the most frustration.

Smithville Lake is a Corps of Engineers lake. Around 5,000 acres of public land surround it, managed with Clay County Parks. That means most of the shoreline is public, not private.

In plain English, a "lake home" in Smithville usually means one of these:

  • Lake view. You see the water from your deck or windows.

  • Lake access. You are minutes from a ramp, beach, or marina.

  • Backs to public land. Your yard borders protected green space near the lake.

A private dock off your own backyard is rare here. Any structure that touches Corps land requires coordination with the Corps. If you want to keep a boat on the water, the marinas lease slips. Camp Branch Marina alone offers more than 200 covered slips on six-month leases.

Here is the upside. Homes that border public land often have no neighbors behind them, ever. Nobody can build a subdivision in your view. That is real, lasting value.

Questions to Ask Before You Buy a Smithville Lake Home

  • Where exactly is the property line versus the Corps boundary?

  • Is it truly lake view, or seasonal view when the leaves are down?

  • How far is the nearest ramp or marina?

  • What can I build on this lot, and what needs approval?

  • How does the lot drain, especially if it slopes toward the water?

How Smithville Compares to Other Lake Homes Near Kansas City

If a private dock is a must-have, you will want to look at other lake homes near Kansas City. Private lake communities like Weatherby Lake, Lake Waukomis, and Lake Lotawana offer that. They also come with lake association rules and dues, and usually higher price points.

Smithville gives you a massive public lake without a lake association. For a lot of families, that tradeoff is a win.

Living in Smithville Missouri: What Daily Life Feels Like

Living in Smithville Missouri is a lifestyle choice as much as a housing choice. Weekends revolve around the water, the trails, and the fields. Weeknights still let you get to work in Kansas City without a brutal commute.

I get the pull. My wife Jana and I run a homestead with our three kids in Agency, Missouri. Chickens, alpacas, a goat, and more garden beds than we probably need. More families want room to breathe, and towns like Smithville give them a path to that without moving two hours out.

Here is the honest picture, though. No town is perfect.

  • Pros: lake recreation, small-town feel, growing retail, strong schools, more space for the money than many closer-in suburbs

  • Tradeoffs: fewer big-box stores than Liberty or Zona Rosa today, rush-hour traffic on 169, busy lake traffic on summer weekends, and well and septic systems on some rural properties

If those tradeoffs work for you, Smithville is hard to beat.

The Smithville School District

For many families, the Smithville school district is the deciding factor. Smithville R-II serves around 2,500 students across five schools:

  • Smithville High School

  • Smithville Middle School

  • Horizon Elementary

  • Maple Elementary

  • Eagle Heights Elementary, which opened in 2018

The student-to-teacher ratio sits around 14 to 1. The district reports a 22.3 ACT composite, which it says ranks fifth in the Kansas City metro.

One important tip. Do not assume a Smithville mailing address means Smithville schools. District lines do not always follow city lines. Always verify the school boundary by exact address before you write an offer.

A Builder's Checklist for Buying in Smithville

This is where my architecture and construction background earns its keep. Smithville has rolling terrain, and rolling terrain changes what you need to inspect.

Grading, Drainage, and Retaining Walls

Sloped lots give you beautiful walkout basements. They also send water somewhere. Check which way the yard drains. Look for downspouts that dump next to the foundation. Look closely at any retaining wall.

This is not theoretical. Earlier this year, a private retaining wall failed in Smithville and left eight townhome units declared unsafe until repairs are made. Retaining walls are structural. Treat them that way in your inspection.

Older Ranches Near Downtown

These homes can be fantastic value. Before you buy, check:

  • Foundation movement and cracks

  • The electrical panel and wiring age

  • A camera scope of the sewer line

  • Window and roof age, since those drive your first big repair bills

Acreage Outside City Limits

Land is amazing. It also brings systems city lots do not have. Get the well tested. Get the septic inspected. Confirm what the zoning allows for animals, outbuildings, and future splits.

New Construction

New does not mean flawless. Walk the lot before you fall for the floor plan. Read the HOA rules. Understand the builder warranty. And get your own inspection, even on a brand-new home.
