The Lake Ozark Collection: Three Houses, 47 Guests, One Party District
If you've spent any time at Lake of the Ozarks, you know the stretch near Shady Gators and H. Toad's is where the action is. All three of our lake properties sit within walking distance (or a quick shuttle ride) of that entertainment corridor, and each one was renovated from the studs out to handle large groups without feeling like a cramped hotel.
Renovated Lake House w/ Pool — Walk to Shady Gators
Location: Lake Ozark, MO Sleeps: 15 | Bedrooms: 4 | Bathrooms: 3 Best For: Bachelor/bachelorette parties, family reunions, friend group getaways
This is the property that started it all. Complete gut renovation: new kitchen cabinets, quartz counters, flooring throughout, and a sunken living room with a stone fireplace that sets the tone the moment you walk in.
The real draw is the outdoor setup. A 10x20 saltwater pool sits on over 550 square feet of composite deck with views of boats running the main channel. Morning coffee up top, sunset cocktails by the pool, and a sidewalk down to a concrete patio at the water for fishing.
The bunk room was a strategic add: two full beds and two twin beds with its own private bath, mini-fridge, and coffee maker. That room alone turns this from a "sleeps 10" house into a "sleeps 15 comfortably" house, and that capacity difference is what drives the booking revenue.
Dining seats 8 inside, with a wetbar that seats 3 more. The kitchen is fully stocked because Jana and I actually cook here ourselves, and we know what a rental kitchen usually lacks.

Luxury Lake House with Pool, Bar & Amazing Views
Location: Lake Ozark, MO Sleeps: 16 | Bedrooms: 4 | Bathrooms: 4.5 Best For: Milestone birthday parties, corporate retreats, groups that want the premium experience
This is the flagship. Three thousand square feet with lake views from every angle in the backyard. The saltwater pool has a swim-up tiki bar right on the water's edge, and the large wrap-around deck on the main level delivers the kind of panoramic sunset views that end up on everyone's Instagram story.
The basement is a full entertainment level: wet bar, surround sound, foosball table, and a pull-out sectional for overflow sleeping. Main floor has a shiplap fireplace living room that flows into the updated kitchen with new backsplash and appliances. Four bedrooms across two levels give groups the spread they need, so nobody is sleeping on top of each other.
This property also has a boat launch and fishing dock, which none of our other lake houses offer. If your group is bringing a boat or chartering one, this is the property to book.

Amazing Blue Dreams @ Lake Ozark

Blue Dreams is the newest renovation in the lake lineup and the highest-capacity property in the portfolio. Five bedrooms, open concept living/kitchen/dining with breathtaking views, and a layout that actually handles 16 to 20 people without feeling packed.
Location-wise, this one is the closest to H. Toad's. A few steps. Not a walk. Steps. And Shady/Lazy Gator is a short walk beyond that. The dock is set up for summertime swimming or catching a ride from boating friends and charters.
If you're planning something that needs serious headcount, like a wedding weekend, a reunion, or a bachelor/bachelorette trip that got out of hand in the best way, Blue Dreams is the answer.

Modern Rustic Mountain Retreat — Granby, Colorado
Location: Granby, CO (minutes from Grand Lake, across from Grand Elk Golf Course) Sleeps: 12 | Bedrooms: 5 | Bathrooms: 3.5 Best For: Ski trips, summer hiking groups, family reunions, couples getaways, remote work retreats
This is the portfolio's crown jewel for anyone who wants mountains instead of lake water. Located in Granby, Colorado, which sits in a sweet spot: 20 miles from Winter Park Resort for skiing, minutes from Grand Lake for summer boating, and right across from Grand Elk Golf Course. Rocky Mountain National Park is a short drive in the opposite direction.
The house itself is a two-story modern rustic design with an open floor plan: kitchen, living room, and dining all flow together for group entertaining. Primary bedrooms on both the main and upper level. Covered patio with mountain views. Hot tub. Dedicated workspace if someone in your group needs to log on (or if you're doing a team retreat and need a functional office between activities).
Granby is one of those rare Colorado mountain towns that work in every season. Ski in winter, hike and golf in summer, leaf-peep in fall, snowshoe in spring. The free shuttle between Granby and Winter Park means you don't even need to drive to the slopes.
This property sleeps 12 in beds, making it one of the larger group-friendly vacation rentals in the Granby market, where most listings top out at 6 to 8 guests.
Bro Barn @ Free Bird Farms — Agency, Missouri
Location: Agency, MO Sleeps: 6 | Bedrooms: 2 | Bathrooms: 1 Best For: Couples, small friend groups, families with kids, anyone who wants to disconnect
This is the property that makes people smile before they even check in. The Bro Barn sits on Free Bird Farms, our family homestead outside Kansas City, surrounded by alpacas, a goat, chickens, and Tucker the farm dog. Guests wake up, walk onto the patio with their coffee, and feed the alpacas. That's the morning routine here.
Inside, the barn is finished with rustic decor that Jana designed from scratch. Pool table, electronic video game table, board games, puzzles, cornhole outside, a Blackstone griddle for cooking, and a copper soaking tub that guests lose their minds over. The farmhouse kitchen is fully stocked for meal prep.
This is a single-level property with no stairs, which makes it accessible and easy for families with younger kids or guests with mobility considerations.

KC Fun House — Kansas City, Missouri

The KC Fun House is the urban play in the portfolio. Fully renovated 4-bedroom home sitting in Columbus Park, one of Kansas City's most walkable and underrated neighborhoods. You're two doors from Garrozzo's (one of the best Italian restaurants in the city), walking distance to the River Market, and a short drive to downtown KC, the Crossroads, and the sports stadiums.
Inside, the renovation is all the way done: chef's kitchen fully stocked and ready to go, a giant iPad table loaded with vintage arcade games, a chess set, three outdoor deck spaces, and a firepit in the backyard. Four bedrooms and 2.5 baths give 8 guests room to spread out without tripping over each other.
This property also allows long-term stays (28+ days), which makes it a legitimate option for traveling professionals, medical rotations, or relocation transitions. Dedicated workspace inside, reliable wifi, and the walkability of Columbus Park mean you can actually live and work out of this house comfortably.
