A Renovated Merriam Ranch on 1.42 Acres: 10035 W 55th St, Explained by an Architect Turned Agent

Quick answer: 10035 W 55th St in Merriam, Kansas is a 1959 ranch, renovated over the past 10 years, on 1.42 acres. It’s listed at $550,000.

  • 3 bedrooms plus a finished-basement bedroom, 3 full and 2 half baths, and 3,313 square feet.

  • A kitchen with granite counters and a butler’s pantry.

  • An in-ground pool and a detached garage with electricity.

  • Shawnee Mission School District, minutes from I-35.

  • A lot about four times the size of the typical Merriam lot.

Let’s be honest. When someone says “acreage near Kansas City,” you picture a long drive down a two-lane road in Stilwell, a well, a septic tank, and a 35-minute commute. This one is in Merriam. You can be in IKEA’s parking lot before your coffee cools.

I’m Jason DeLong, a Kansas City real estate agent with Heartland Homes KC and eXp Realty. I have an architecture degree from Kansas State, I’ve flipped more than 100 homes, and I’ve built 25 to 30 subdivisions. So I look at houses a little differently than most agents. Below is what I see at 10035 W 55th St and why it matters if you’re shopping. If you’d rather see it in person, schedule a call with me here and we’ll set up a private tour.

Why the Renovation Choices Matter: The Architect’s Walkthrough

Open living area connected to an updated kitchen with island seating in a Merriam KS ranch home.

Old houses lie. Not on purpose, but a 1959 house can hide a lot behind fresh paint. When I walk a renovated ranch, I’m not asking “is it pretty?” I’m asking two things. Did they fix the bones? And did they make the floor plan work for how people live now? Here’s what to look for here.

1. The kitchen is the hinge of the house. The updated kitchen has granite counters and a large butler’s pantry, and it opens to a hearth room and a large family room. That’s the right design move for a mid-century ranch. Homes from this era often hid the kitchen at the back of the house. Connecting it to the everyday living spaces is how a 1959 layout starts working for a 2026 family. The butler’s pantry is the sleeper feature. It keeps small appliances off your counters, which is the difference between a kitchen that photographs well and one that actually stays clean.

2. Storage was designed in, not bolted on. The listing calls out abundant storage throughout. In my flipping days, storage was the first thing buyers asked about and the last thing most renovators planned for. When you tour, open the closets. Seriously.

3. The finished basement adds real flexibility. The lower level is fully finished with a bedroom and a full bathroom. Use it as a guest suite, teen hangout, home office, or hobby space, all separated from the main floor. One builder’s note: the MLS counts 3 bedrooms, while the listing remarks call the basement room a fourth. If that room matters to you as a legal bedroom, have your inspector check the egress window. It’s a five-minute question that saves headaches at appraisal.

4. Ask for the renovation timeline. “Extensively renovated over the past 10 years” means the work happened in phases. That’s normal and often a good sign, because it usually means the owner lived with the house and fixed what actually mattered. Ask for the list of what was done and when: roof, HVAC, windows, electrical, plumbing, and pool equipment.

The Real Story: 1.42 Acres in a First-Ring Suburb

This is the part I keep coming back to, because you don’t see it often in Merriam.

How rare is it? According to Attom Data, the median lot in Merriam is 14,704 square feet, roughly a third of an acre. This lot is 61,855 square feet, more than four times that. When this post was written, Trulia showed 15 homes for sale in Merriam, and only two sat on an acre or more. This was one of them.

Most “acreage” listings in Johnson County are far south and west, in Stilwell, Gardner, De Soto, and the edges of Olathe. The close-in ones that do appear are usually priced like a small yacht. One 1.15-acre Leawood listing in the same county search was priced at $3,150,000.

What can you actually do with 1.42 acres? Here’s my investor-brain list:

  • Garden for real. Raised beds, a small orchard, pollinator plantings. Not three tomato pots on a patio.

  • Put the detached garage to work. It already has electricity, with water nearby, and a Sunsetter awning. Use it as a workshop, home gym, studio, or equipment storage. Or yes, the “future tiki bar” the listing hints at. I’m not judging.

  • Give kids and dogs real room. Room to run, room for a swing set, room to practice fly balls without breaking the neighbor’s window.

  • Try homestead-lite living. Composting, rain barrels, a bigger garden. Before adding chickens or a new outbuilding, check the City of Merriam’s codes, since the lot is zoned R-1.

  • Keep long-term flexibility. Big lots in established suburbs are a finite resource. Nobody is making more land 8 miles from downtown Kansas City.

The investor take: you’re buying a house plus a backyard the rest of the neighborhood can’t replicate. That scarcity tends to hold its appeal over time, though no one can promise future value.

Where Merriam Fits Among Kansas City Neighborhoods

When buyers ask me about the best neighborhoods in Kansas City, they’re usually describing a trade-off. They want space, but they don’t want a long commute. They want established streets and mature trees, but they don’t want a project house. Merriam is one of the few first-ring suburbs where that trade-off sometimes doesn’t apply, and this house is a good example.

The City of Merriam sits about 8 miles south of downtown Kansas City, with Interstate 35 running right through it. Livability estimates residents reach downtown Kansas City, Overland Park, and the University of Kansas Medical Center in roughly 10 to 20 minutes, depending on traffic. The Country Club Plaza is about 15 minutes away.

Everyday errands: Trader Joe’s, IKEA, local parks, and major highways are all close. Merriam Town Center and the Shawnee Mission Parkway corridor cover the rest of your shopping and dining.

Parks and trails:

  • Antioch Park: 44 acres with two fishing lakes, a 1.2-mile paved loop, boardwalks, and the Dodge Town play area. It draws hundreds of thousands of visitors a year.

  • Turkey Creek Streamway Trail: about four miles of paved, multi-use trail from 75th Street to Antioch Road. It runs through wooded areas, a butterfly garden, and Waterfall Park, and connects to the Merriam Marketplace farmers’ market.

  • Merriam Community Center: fitness facilities, an indoor pool, and year-round programming.

What School District Serves 10035 W 55th St?

The home is in the Shawnee Mission School District. According to GreatSchools data on Redfin, the assigned schools are:

  • Merriam Park Elementary School (PreK to 6), about 0.8 miles

  • Hocker Grove Middle School (7 to 8), about 0.5 miles

  • Shawnee Mission North High School (9 to 12), about 1.7 miles

The district studied boundary changes earlier in 2026. In September, the board said its revised bond recommendation would not include boundary changes or school retirements, and it paused the boundary work group. If school assignment is a deciding factor for you, still verify it directly with the district.

Merriam Market Snapshot (Fall 2026)

  • Median price: Redfin reported Merriam’s July 2026 median at $349,775, up 7.6% year over year. Movoto shows a $355,000 median sale price for September 2026.

  • Inventory: Heartland MLS data compiled by Nelson Home Group showed just four active Merriam listings in late July 2026, about half a month of inventory. Its October update puts inventory at 1.0 months. For context, four to six months is considered balanced.

  • Speed: Redfin’s 66202 data shows homes going under contract in about 3 days. Movoto shows Merriam listings averaging 39 days on its site in September. Different methods, same takeaway: well-priced homes move fast, and buyers are getting a bit pickier.

What this means for this house: At $550,000, 10035 W 55th St sits well above the Merriam median. Per square foot, though, it works out to about $166, below Movoto’s $206 Merriam median list price per square foot. You’re paying for the lot, the size, and the pool, not a premium on every square foot.

Who Is This Home Ideal For?

  • Buyers who want acreage without the long commute. Space without giving up I-35 access.

  • Hobbyists, makers, and car people. A detached garage with power plus 4 total garage spaces is a rare combination.

  • Entertainers. Pool, hearth room, family room, and outdoor space to host the whole crew.

  • Guest-heavy households. The finished basement bedroom and full bath give everyone breathing room.

  • Gardeners and homestead-curious buyers. Room to grow, literally.

  • Move-up buyers from smaller lots in Merriam, Mission, or Overland Park who love the area but have outgrown the yard.
